Soil treatment, also called chemical barrier treatment, involves applying liquid termiticide to the soil around and underneath a building. The treated soil creates a continuous chemical barrier. When termites try to pass through this barrier to reach the building, they are killed on contact or carry the chemical back to the colony.
The Process
Technicians drill small holes at regular intervals along the foundation, both inside and outside the building. Termiticide is injected under pressure into the soil through these holes, which are then sealed. For existing buildings, this may also involve trenching along exterior walls.

How Bait Systems Work
Bait systems take a completely different approach. Instead of blocking termites, they attract them. Bait stations containing cellulose laced with a slow-acting insect growth regulator are placed in the ground around the building. Termites find the bait, feed on it, and carry it back to share with the colony.
The Process
Technicians install bait stations at regular intervals around the property perimeter and near known termite activity. The stations are checked monthly. When termites are found in a station, active bait is added. The slow-acting ingredient is key: it works slowly enough that termites share the bait throughout the colony before it takes effect, eventually killing the queen and collapsing the entire colony.
Advantages of Bait Systems
- Eliminates the entire colony - This is the biggest advantage. The colony dies, not just the termites that hit a barrier.
- Minimal disruption - No drilling into floors or walls. Stations are placed outside, mostly underground.

Disadvantages of Bait Systems
- Takes time - Colony elimination takes two to three months. There is no instant result.
- Requires ongoing monitoring - Monthly visits are needed, which means an ongoing cost commitment.
- Termites must find the bait - If stations are poorly placed, termites may not encounter them.
- Higher long-term cost - Annual monitoring contracts add up over the years.
